The ranch has a lake on the west end that the property

Ravendale, CA

Land For Sale In Ravendale, Lassen County, California. 16 miles east of Ravendale where there is a post office and a motel. The elevation is from 5,000’ to 5,400’ and the air is crisp and clean. The Nevada border is just seven miles to the east and Oregon is appr. one hundred miles to the north.

The land is level and covered with sagebrush, rabbit brush, and bitter brush. There are no trees lest you plant them as we and some of our neighbors have done. When the brush is removed, a deep-rooted dense natural grass takes over. The soil is loamy and grows great potatoes, asparagus, rhubarb, and other root crops. Alfalfa, oat, and grass hay grow well here.

The summer temperatures average a high of 85 degrees and a low of 50 degrees. The winter daytime temperatures range from 25 to 38 degrees and nighttime from 32 to 12 degrees. Even with this cold weather, we have the most beautiful sunny days overall. The yearly rainfall is approximately 10” and the snowfall is up to 6” at a time.

The roads in our area are county and most are in good condition.

The California property taxes are 1.02% of the assessed value, which is determined by the purchase price.

This area is “open ran
ge” for cattle so you will have to fence your property to keep the range cattle out. Cattle ranchers enjoy this area, as well as hay farmers, horse trainers/ breeders. There are others that just have a couple of horses for pleasure riding on the hundreds of acres of BLM land.

We are located in X5b Zone for Mule Deer hunting, which is one of the best zones in California. As far as wildlife, there are herds of Mule Deer, antelope, and Mustang Horses. The coyote, cougar, porcupines, fox, rabbits, sage grouse, and upland game enjoy this high desert environment. Excellent fishing for all the fisherman; Buckhorn Reservoir and Dodge Reservoir are just around the bend and Eagle Lake (Home of world famous Eagle Lake Trout) is 45 minutes to the West.

Welcome to the old west, anyway, that's how it feels to those who live here. A slower paced lifestyle. They enjoy horseback riding, ranching, making homemade bread and value their family time together.
